Work commonly included in an agreed scope

A builders clean can include fine construction dust on reachable surfaces, floor vacuuming and mopping, cabinet and ledge surfaces, fixtures, sanitary surfaces and interior glass within safe reach. The exact list depends on whether the job is a rough clean, a staged clean or the final handover clean.

Work that is not automatically included

Construction residue is not one uniform problem. Paint, cement, grout, silicone and adhesive can need blades, chemicals, test patches, extra labour or specialist access. High glass and bulk material removal may need equipment or another trade. Those items should be identified in photos or an inspection before the labour allocation is confirmed.

How the cleaner-hour minimum works

One person working for one hour is one cleaner-hour. Two cleaners working for four hours each is eight cleaner-hours and reaches the $632 minimum. If other trades are still producing dust or blocking areas, the available work may need to be staged rather than treated as one final clean.

What to send before an inspection

Send the address, approximate floor area, stage of construction, required handover date, parking/loading access, lift or stairs, water and power status, plus a continuous video. Show paint, cement, silicone, high glass and rubbish separately. Larger handovers may still need an inspection before a written total is issued.
