The short message that works
A good first message is direct: “Hi, I need end-of-lease cleaning in 2000 on Friday. It is a 2 bed, 2 bath apartment, empty, lift access, visitor parking available. Carpet in two bedrooms. I can send a walkthrough video.”
Details that change the quote
The base price only works when the home matches the base assumptions. TYG needs to know the parts that change labour, travel, equipment or risk before confirming a total.
- Postcode, suburb and preferred date
- Property type, bedrooms, bathrooms and floor level
- Empty, furnished or partly cleared condition
- Parking, lift, stairs, key collection and loading rules
- Carpeted rooms, balcony, oven, fridge, windows, rubbish or mould
Why video is better than one photo
A continuous video shows the route through the home, how much floor is covered, whether benches and cupboards are accessible and where the difficult areas are. One close-up photo of a clean corner can miss the actual workload.
What happens after you send it
TYG checks whether a suitable contractor is available for the date and postcode, then confirms the written scope and total. If a specialist item such as carpet steam cleaning is needed, it is checked separately because not every contractor carries that equipment.
Where prices are mentioned, this guide uses TYG Cleaning’s published rates reviewed on 11 August 2026. The final price depends on the written condition-based scope.
